Remortgaging

Getting the advice of an experienced lawyer experienced in remortgages is crucial when moving from your current mortgage deal to a new one. Our bespoke remortgage service will conduct property searches (and leasehold checks if applicable), examine and confirm all the terms and legal information are correct and deal with the registration of the new mortgage at the Land Registry to ensure all legal requirements are met.

Purchasing and Financing

When buying a newly built home, it is inherently a more complex legal process, as essentially your conveyancer is not just looking at the plot you are buying, for you, but also the legal framework of the site itself. Many things can and do go wrong when clients choose not to use a new homes specialist lawyer to act on their new build purchase who are not familiar with the new homes industry. 

Our experienced, dedicated new build lawyers provide a vital service by overseeing the purchasing process and handling all the nuances and finer details involved with new home legal work, all with the minimum of fuss.

Plot Sales

We have extensive plot sales experience, working with housebuilders on their sales of new homes, primarily on bespoke and luxury smaller developments. Our skilled and experienced lawyers will oversee every aspect of the process, and can:

  • Draft the developer’s legal documents for the site in advance
  • Agree precedent legal documents
  • Resolve planning matters in relation to roads, utilities and s.106 agreements
  • Produce a Legal Handbook to provide the plot buyer’s lawyers with the necessary information
  • Establish a management company for the development to deal with management of common areas
  • Arrange HM Land Registry pre-approval of the plots’ conveyancing plans and forms of Transfer and Lease

Commercial Property

Commercial Finance and Bridging Loans

Commercial financiers and bridging lenders have complex requirements when releasing short-term secured finance and these deals usually need to be carried out to tight deadlines. They will also usually  require the directors or partners of the company to have received independent legal advice.
